Save Time and Money by Paying Your Rent Online....for Free!

We have recently made online bill pay accessible here at Abberly Crossing! You can now log onto the resident portal and pay your rent online with your bank account and routing number for free! You can also set up automatic monthly payments.

Fall is Here!

The first day of fall is September 22nd. This means that cooler temperatures will soon be here and we know that this makes many of you very happy! This also means that leaves will be changing colors, different flowers will be in season, it will get dark a lot sooner, and our calendars will be packed with exciting events for the next several months. We hope that all of you have enjoyed your summer and we hope that your fall is even more exciting!

Have Guest Visiting?

If you have company coming for just the night or even for a week, invite them to stay here at Abberly Crossing! We have a lovely fully furnished two bedroom apartment available for nightly rent! Stop in the office to reserve your nights stay!

Football Season

With fall approaching this means that football season will be kicking off! Whether you are a NFL Fan or College Fan, there is nothing like a good football game. This also means FANTASY FOOTBALL…who will you draft?! 

As far as College Football goes, we know that football and basketball season can be a heated discussion in this area. With 4 major universities in this area we have several College of Charleston, CSU, Carolina and Clemson fans that live here at Abberly Crossing. We know that you all are looking forward to football season and we wish your team the best of luck!

AllPro Pest Control

As many of you know, we have a contract with AllPro Pest Control. They come to our community every Tuesday to take care of special request submitted by our residents. If you have any need for pest control, please call the office by Monday of each week to be scheduled.

Grilled Pepper Poppers


1/2 cup (4 ounces) soft goat cheese
1/2 cup (4 ounces) fat-free cream cheese, softened
1/2 cup (2 ounces) grated fresh Parmesan cheese
1/2 cup finely chopped seeded tomato
2 tablespoons thinly sliced green onions
2 tablespoons chopped fresh sage
1/2 teaspoon kosher salt
16 jalapeño peppers, halved lengthwise and seeded (about 1 1/2 pounds)
Cooking spray
2 tablespoons chopped fresh cilantro


  1. Prepare grill to medium-high heat.
  2. Combine first 7 ingredients in a bowl, stirring well. Spoon about 2 teaspoons cheese mixture into each pepper half. Place pepper halves, cheese side up, on grill rack coated with cooking spray. Grill peppers 5 minutes or until bottoms of peppers are charred and cheese mixture is lightly browned. Carefully place peppers on a serving platter. Sprinkle with cilantro.

As many of you know, we have become Survey Savvy. We have a survey that we send out to people who have recently moved into Abberly, moved out of Abberly, a Service Request Survey and a general Resident Survey. We truly want to know what you think and how we are serving you. Our number one goal is always to achieve the highest level of Customer Service. 

Without you, our customer, we have no purpose. Your input helps us improve in needed areas or gives us ideas of new things that we can do to enhance your living experience. Please take time to go to our Resident Survey Page, and tell us how we are doing. Thank you.

Pressure Washing Breezeways

The Service Team will be pressure washing breezeways in all the buildings in September. We pressure wash the breezeways and stairwells only. 

Patios and decks are not including in this routine cleaning. If you would like to clean your patio or deck area, we ask that you use a broom and a damp cloth with mild cleaning solution. 

Please do not dump water or cleaning products on the deck if you live on the upper levels. We do not want your neighbors to be inconvenienced with water on their belongings. It is a good idea to place a towel at the base of your door just inside to keep water from forming a puddle inside. Thanks to all of you for helping us keep Abberly beautiful!

Renting Vs. Buying

In today's economy, with unpredictable lay offs and relocations, people are choosing to rent housing versus buying a home. Renting offers short term obligation for those people who are uncertain what their financial standing will be in the near future. If your company decides to downsize or relocate, you will not be locked into a 30 year mortgage. Most apartment communities offer flexible lease terms and options to break a contract if something unfortunate, like a job loss, happens. 

Also, with renting an apartment, you will get the convenience of onsite amenities and benefits such as fitness centers, swimming pools, business centers and 24 hour maintenance. 

You will never have to replace an appliance or do any home repairs. This saves time and money. We are happy that you all have decided to rent with Abberly for at least a little while and hope that you all will stay for a long time to come!

Boat, Trailer, and RV Parking

Getting into the cooler months now many boat owners will be parking their boats for the winter. We have designated parking areas for boats and RVs by the car wash and trailers by the playground. Your boat, trailer, or RV must be parked in one of these designated areas. If you own a boat, trailer, or RV, and have it parked here on the property please make sure you register it in the office!

Renew Your Lease Today!

We know that you all get busy and sometimes things slip through the cracks. Don’t let the expiration date on your lease sneak up on you. You should get a friendly reminder from our office when it’s time to renew. If your lease expires in September/October and you still have not renewed, please stop by or call our office for a new lease to be sent to your door as soon as possible. 

We appreciate you choosing Abberly Crossing as your home and look forward to you staying for a while longer! On the same note, we really want thank all of our residents who renewed their leases with us. The majority of residents whose leases expired in July and August, decided to stay and sign a new lease with us. We are so happy to have you here and truly appreciate you calling Abberly Crossing your home. We could not ask for better residents to serve! Again, a big Thanks to all!

Slow Down

We were not aware that we had so many NASCAR Drivers living at Abberly Crossing! We have received several calls/complaints about speeding cars this passed month. Please make sure that you are cautious when driving through the community. There are always people out and about, walking pets, taking trash out, getting mail, walking home from school, etc. 

Speeding and not paying attention could lead to a very bad accident. Make sure that you are stopping at stop signs, staying on your side of the road, and staying to the right in the traffic circle. This will make the traffic flow go a lot better through the community and this will put pedestrians at ease. Thank you all for your cooperation. Safe driving!

Don’t forget to clean up after your pets! We have many pet stations throughout the community for you to use. If you ever find them low on baggies or need emptying, give us a call and we will get it taken care of right away.

Compactor Area

This is just a reminder that the compactor is area IS NOT MEANT FOR FURNITURE. If you have furniture items that you do not want, it is your responsibility to remove these items from your home and take them to the appropriate place (Goodwill, Salvation Army, and Dump)…Abberly Crossing would not be one of those places. 

Not only is this an eyesore for our residents/future residents, we have to pay to have the items removed. Also, the cardboard bin is meant only for cardboard. Please do not lift the top of this for your trash… this is what that compactor is for. If you follow the sidewalk, it will direct you right to it. 

We also have done away with the recycling center because people decided to put their trash there as well. This caused those areas to overflow with trash because people were not actually using the compactor for their trash. You can take your recycling to Low Country Recycling located at 1991 N Main Street in Summerville. If you need help locating any of these areas, PLEASE contact our office.

Kimberlee Smestad
Community Manager –
She has been with HHHunt for 6 years and loves animals.

Quentin Riley
Service Manager – Quentin was born in Japan and has been working in the maintenance field for over 25 years. He has been part of the HHHunt family for 6 years.

Alex Pringle
Assistant Community Manager – Alex has been in the leasing business for 7 years and loves to go shopping.

Carolyn Cruise
Carolyn has been leasing since February of 2013 and if she isn’t at work you can find her elbow s deep in grease working on her Jeep.

Daryl Davis
Leasing Consultant – Daryl is our newest team member. He joined us in April of 2014, within his first two months he was awarded Leasing Consultant of the Month and enjoys spending time with his daughter on his days off.

Jessica Cano
Accounts Administrator – Jessica is our behind the scenes expert! She has also been named the coupon queen and enjoys cooking and knitting in her free time.

Clifford Hartzog
Service Technician – As many of you know Cliff was in the Navy for 12 years before joining the Abberly Family. He considers all of his peers to be family!

Colin Pelton
Porter – You can find Colin running all over the property! He is one of our busy bees on the maintenance team and has a heart the size of the sun!

Emergency Maintenance

During Office Hours, you may request service by phoning the rental office at 843-261-1051. We strive to have all service requests completed within 24 hours after they have been reported to our office. In some cases, a part may not be available or an outside contractor may be required. Every effort will be made to fulfill your request as soon as possible.

We are also pleased to offer our residents 24 hour emergency maintenance service. Below you will find a detailed list of what is considered a true maintenance emergency after regular office hours.

  • Instances that could cause slip, trip or fall hazards or otherwise cause injury to a resident, guest or Team Member.
  • No hot water.
  • Fire (call 911 first!)
  • Flood (Major overflow from toilet, washing machine, dishwasher, or hot water heater, or any other significant water intrusion.)
  • Sewer backups.
  • Loss of Electricity (except when due to non-payment of bill)
  • Loss of Refrigeration
  • Waterline Break or sewer back-up
  • Toilet clogged (unless there are multiple toilets within an apartment home.
  • Breach of Security (i.e. lock not working properly, break-in)
  • No air conditioning (when temperature is above 80 degrees)
  • No heat (when temperature is below 55 degrees)
  • An odor of Gas or no gas.
  • Frozen Pipes.
  • Oven and/or Range are not working (if microwave is also not working).
  • Security-related problems such as vandalism, broken window or door locks.
  • Inoperable or beeping of smoke detectors

If you experience any of the above listed problems in your apartment, please call the 24 hour emergency maintenance phone number at 843-494-8143. Please leave a detailed message including your apartment number, name and phone number. A member of our staff will return your call as soon as possible.
