What is the pet policy?

Residents are permitted to have up to 3 pets in their apartment, with a maximum of 2 being dogs. We do not have any breed restrictions for dogs. However, exotic animals are not allowed.

Are there fees, monthly charges, or deposits required for pets?

We require a nonrefundable fee, please contact the office for details. All animals must be registered with PetScreening annually, which incurs a $30 fee. For further details and to complete the registration, please visit https://abberlycrossing.petscreening.com.

Do you have cable and internet services?

The Internet provider is WOW Internet.

What are the move-in fees?

Deposit or Surety Bond due at move in along with prorated rent and pet fees if applicable and $45 key fob rental fee per key fob.

What utilities are included in the rent?

Our rental rates include Smarthome Technology, Renter's Legal Liability Insurance, Valet Waste Removal and basic Pest Control Fees. All other utilities are paid for by the resident. However, Water/Sewer are paid to the property as we will set up your account for you.

When is my rent payment due?

Rent is expected to be paid by the 1st of each month. If payment is not received by the 5th, late fees will be applied starting on the 6th.

What forms of payment are accepted?

We accept personal checks, money orders, and cashier's check (no cash). For your convenience, we accept online payments through ACH, credit card and debit card.

Is there a place where I can pay my rent after office hours?

For your convenience after hours payments may be submitted through the Resident portal via, ACH, credit card or debit card.

What is the policy on early termination of the lease agreement?

60 Days written notice to vacate is required. Additional fees for early termination may apply, please contact the Leasing Office for additional information.

What is the guest policy?

Guests are allowed to stay for up to two weeks. Beyond this period, they are required to be added to the lease agreement if they are over the age of 18.

Am I permitted to install a satellite dish at my apartment?

You are allowed to install a satellite dish within your patio if your apartment has satellite signal. It cannot damage or make a permanent change to the building and has to be within the patio to meet our guidelines. Proof of renter's insurance must be provided prior to installing a satellite dish.

What is the process for package delivery?

Yes! We will be happy to accept packages if you are not home. Please keep in mind we are not held responsible for any damages or lost packages. We do reserve the right to refuse acceptance of large and perishable packages. Packages will be returned to sender within 2 weeks of delivery.

Is smoking permitted here?

Smoking is prohibited in common interior areas of the community, including hallways, shared amenities, and the pool area.

Is there a designated parking area for residents?

Parking in our apartment community is available on a first-come, first-served basis for cars and motorcycles only. Trailers, boats, and RVs may be permitted; however, residents must contact the office to obtain a parking permit and pay any applicable fees. Inoperable vehicles, vehicles in need of repair, and vehicles without current tags are not allowed on the property. Parking directly in front of a garage is restricted to the resident leasing that garage. EV charging spaces are reserved exclusively for electric vehicles actively being charged. Violations of this policy may result in towing at the owner’s expense.

What are the lease term options available?

Our lease terms are variable and depend on move in time frame, floor plan and floor level. Please contact the leasing office for specific details.

How do I renew my lease?

While logged into the Resident Portal, navigate to the Lease Tab and select Lease Info. If there is an active proposal on your account, you will see the available lease renewal options.

How do I submit a repair request for issues in my apartment?

During business hours, you may contact the office directly or place a work order through our Resident Portal. For after-hours emergencies, please call 843-261-1051 and select option 2 for our Emergency Maintenance Staff, who are available 24 hours a day.
